What is a Utility?

A utility is a service offered to a property that connects to a larger structural system offering those same services to other properties across the city. For example, water service at a property is considered a utility.

Water lines are directed to individual houses and apartments across the city and can be accessed by a renter that occupies one of those properties.

Do utilities cost extra?

Utilities are essential to making a property livable, and as such, are not free. However, depending on the terms of your lease, as a renter you may not be obliged to pay them yourself — the property owner may.

All property owners manage their business differently. Some choose to have tenants put the utilities in their name and pay them directly, while others will pay the bill each month and include the costs in monthly rent.

What are the most common utilities?

There are a ton of utilities that could be offered to you, depending on where you live. However, there are certainly some common amenities that you may find when renting in the U.S.

  • Water
  • Electricity
  • Natural gas
  • Internet access
  • Garbage pickup
  • Sewer service

Do all homes offer all utilities?

Not all rentals will offer all of the aforementioned utilities. Again, it depends both on where you live and what your apartment community or neighborhood offer.

There are laws regarding livability, however, so property owners are required to provide at least the basics like water and electricity.
