10 Georgia Cities Where Rent is Increasing the Most

It's not surprising that its southern charm, good eats and mild weather have you thinking of moving down South. The Peach State's economy has grown exponentially in the past decade, thanks to the thriving entertainment and technology industries.

That boom has led to rent increases as more people move closer to the metro Atlanta perimeter (the cities right outside the I-285 interstate, for the non-locals).

As you start looking, here are Georgia's 10 cities where rent prices are increasing the most so you can adjust your budget.

10. McDonough

• Average rent price increase: 10.61 percent
• Average 1-BR rental price: $1,084

If you're looking for the ultimate small town feel, McDonough delivers with its charm and involved community of residents. The city hosts haunted history tours, Christmas festivals, Miss Georgia USA pageants and a Geranium Festival every year. The downtown area boasts some delicious BBQ and plenty of shopping, as well.

The suburb, about 28 miles from Atlanta, has seen an uptick in rental prices by 10.61 percent in the past year with average rents for a one-bedroom hovering around $1,084 per month.

9. Johns Creek

• Average rent price increase: 11.39 percent
• Average 1-BR rental price: $1,309

One of USA Today's "50 Best Cities to Live In," Johns Creek has seen a big bump in rental prices in the past 12 months with an 11.39 percent increase. The suburb offers plenty of amenities for the costs, including access to nature, good schools and an engaged community.

Johns Creek borders with the Chattahoochee River with plenty of chances for swimming and boating. The Autrey Mill Nature Preserve and Heritage Center offers multiple trails for hiking and the Johns Creek Arts Center offers art classes to emerging artists.

8. Lilburn

• Average rent price increase: 12.04 percent
• Average 1-BR rental price: $998

Tourists from around the world come to Lilburn to witness the beauty of the BAPS Hindu temple. Its architecture and grounds captivate visitors as the largest Swaminarayan temple outside of India.

Lilburn recently revitalized its downtown area, making Main Street inviting with tree-lined sidewalks and new restaurants. Camp Creek Parkway nearby invites residents to rent bikes and enjoy the outdoors. Rents in the area remain economical at $998 a month on average for a one-bedroom.

7. Lithia Springs

• Average rent price increase: 12.27 percent
• Average 1-BR rental price: $1,051

Lithia Springs has a little bit of everything — campgrounds at Sweetwater Creek State Park, reasonably priced rents and fun rides at nearby Six Flags Over Georgia.

Fun fact: The city was named after its rare lithia mineral water springs.

Grab a one-bedroom apartment in the area for $1,051 a month on average, up 12.27 percent from 2018. You're only 20 minutes from Atlanta on I-20 so you'll have easy access to the city's buzzing nightlife.

6. Doraville

• Average rent price increase: 12.75 percent
• Average 1-BR rental price: $857

Access to public transportation and to Atlanta's international community on Buford Highway, Doraville is surrounded by many food attractions and recreation centers for children to play sports in, like Honey Suckle Park.

The city has one of the largest Asian and Latin American communities in the state, where more than half of residents speak something other than English as a first language. The city remains accessible with an average rent of $856 a month for a one-bedroom apartment.

5. Stone Mountain

• Average rent price increase: 12.90 percent
• Average 1-BR rental price: $849

Stone Mountain remains affordable despite the large increase in rent prices over the last year. You can find a one-bedroom apartment for $849 a month on average. The city is home to Georgia's most visited attraction located at Stone Mountain Park.

You can trek up the mountain by foot or via the lift to catch a glimpse of downtown Atlanta from afar. The laser show is also a big crowd-pleaser over the summer as many residents bring blankets and picnics for the event. The area also has plenty of PATH trails for pedestrians and bikers alike.

4. Vinings

• Average rent price increase: 13.73 percent
• Average 1-BR rental price: $1,237

Despite its close proximity to downtown Atlanta, Vinings has true small-town feel. The tight-knit community has preserved a lot of the historic architecture in their downtown area, including Old Pavilion and the Yarbrough House. Nearby Silver Comet Trail and Chattahoochee River offer plenty of fun on the weekends, too.

You can enjoy the boutique shopping and restaurant scene while paying $1,237 for a one-bedroom apartment, up 13.73 percent from last year.

3. Suwanee

• Average rent price increase: 14.84 percent
• Average 1-BR rental price: $1,406

Voted one of the best places to live by Money Magazine and others, Suwanee is surrounded by beautiful wooded areas and parks. Suwanee Creek Parkway and Sims Lake Park offer trails with great views of nature and wildlife.

Sound enticing? The quiet suburb north of Atlanta offers a one-bedroom apartment for $1,406 a month, up nearly 15 percent from last year.

2. Fairburn

• Average rent price increase: 15.98 percent
• Average 1-BR rental price: $1,097

Fun fact about Fairburn? The city hosts the Renaissance Festival every year during the spring. The 34-year-old festival brings true joy to the area, with more than 150 artisans and actors bringing the era of King Henry VIII back to life.

Duncan Park is another gem within Fairburn with opportunities for fishing, swimming and fields for sports. The city remains affordable with an average of $1,097 a month for a one-bedroom apartment but has still seen a tremendous increase over the last year.

1. Newnan

• Average rent price increase: 17.41 percent
• Average 1-BR rental price: $1,122

About 40 miles south of Atlanta, Newnan has been attracting families in search of good schools and neighborhoods to raise their families in. The hype is real as the city has seen a 17.41 percent increase in one-bedroom apartment prices, taking the No. 1 spot on our list.

The metro Atlanta suburb has a rich Civil War history that you can see in its downtown architecture, as well as its many museums. The downtown area has great opportunities for antique shopping in Ansley Park.
