How to Stage a Multimillion-Dollar Condo in Manhattan

150 Charles Street is a new condominium residence located in one of New York’s most desirable locations: the West Village. The luxury community spans an entire city block overlooking the Hudson River and Hudson River Park, and boasts more than 33,000 square feet of its own private green space. For many of us, the thought of paying close to $9 million for a condo is inconceivable … but this is the West Village in New York.

As imagined, the marketing efforts go above and beyond to promote the sale of a home in this price range, including staging. Today, more and more real estate agents see staging as an important marketing strategy to showcase their luxury listings and present a complete lifestyle to potential buyers. And it seems to be paying off. Staged properties are known to sell faster and at higher prices, offering a larger return on investment.

Robin Kindle understands the power of staging. As a district sales manager for Brook Furniture Rental, Robin specializes in providing high-style furniture and décor for the staging needs of multiple clients. Being a longtime friend of Jacky Teplitsky, she suggested staging the vacant condo at 150 Charles Street and hosting a furniture showcase event to invite real estate brokers from the top offices in Manhattan.

“I loved the idea,” Teplitsky said. “I felt that staging the property, as opposed to virtual staging, would set the tone for potential buyers to envision themselves living in this spectacular home.”

And who best to design the staging but Cathy Hobbs, five-time Emmy Award-winning television host, interior designer and lifestyle expert based in New York City. Hobbs was approached by longtime business associate Gina Iacobellis, general manager for Brook’s New York office, to see if she would be interested in staging the property. When Hobbs agreed, the wheels were set in motion to transform the vacant condo into a masterpiece of contemporary style and design.

The successful Brook Furniture showcase and cocktail event drew a multitude of the top real estate professionals in Manhattan, all of whom were wowed by the furniture style and the design talent of Cathy Hobbs.
